What are the costs of remortgaging?

Can I remortgage with a less-than-perfect credit history?
It depends on the type and severity of the credit issue. Minor blips, such as a late payment, are often accepted by mainstream lenders, especially if they're not recent. More significant issues may require a specialist lender, where rates will typically be higher, but options often exist. Your adviser will search across specialist as well as mainstream lenders to find the best match.
How accurate is the borrowing power figure?
It is a guide based on your income and outgoings, capped at 95% of your property's value. Lenders each make their own detailed affordability and credit checks, so the amount you are offered can differ. Treat it as a starting point rather than an offer.
Are the rates in the calculator real?
Yes. The Live Rates view shows remortgage plans from our lender panel's live feed, the same data our advisers work from, sorted with the lowest rate first. Rates change regularly, and the deal you qualify for depends on your circumstances.
What about early repayment charges?
If you leave your current deal before its tie-in period ends, your existing lender may charge an early repayment fee. An adviser will weigh any charge against the saving from switching, so you only move when it genuinely works in your favour.
