Why use this calculator

Five reasons to run the numbers first

Buying a property is a big decision. Here’s why checking the numbers early matters.

1

Know what you can afford

Before you start viewing properties, see what different price ranges would actually cost you each month. Set a realistic budget and search with confidence.

2

Compare fixed vs variable

Fixed rates give you certainty. Variable and tracker rates can be cheaper at first but may change. The calculator lets you compare both so you can decide what suits you best.

3

See the impact of your deposit

A bigger deposit usually means better rates and lower monthly payments. Try different deposit amounts in the calculator to see how they change the figures.

4

Understand the true cost

Monthly payments are just one part. The calculator shows the total amount you would repay over the full term, so you can see the real cost of borrowing.

5

Prepare for your application

Knowing your numbers gives you a head start. When you move to a full quote, your adviser can find the right deal faster because you already know what works for you.

Mortgage calculator questions

Everything you need to know about using the calculator and getting a mortgage.

How accurate is this calculator?

The calculator uses live rates from real lenders, so the figures are a strong indication of what’s available. Your actual rate will depend on your individual circumstances, including your credit history, income, deposit size, and the property itself. For an exact quote tailored to your situation, use our free quote tool.

Are these real, live rates?

Yes. The Live Rates view shows mortgage plans from our lender panel’s live feed, the same data our advisers work from, sorted with the lowest rate first. Rates change regularly, and the deal you qualify for depends on your circumstances.

How much deposit do I need?

Most lenders require a minimum of 5% of the property price as a deposit, though 10% or more will typically unlock better rates. The more you can put down, the lower your loan-to-value ratio, which usually means better deals. Try different deposit amounts in the calculator to see how it affects your payments.

Will using the calculator affect my credit score?

No. The calculator does not run any credit checks. It uses the information you enter to estimate payments based on current market rates. Even when you move to the personalised quote stage, Albot uses a soft search that does not appear on your credit file.

Should I choose a fixed or variable rate?

Fixed rates give you certainty: your payments stay the same for a set period (usually 2 or 5 years), making budgeting easier. Variable and tracker rates can be lower initially but may go up or down with market changes. Most first-time buyers and home movers choose fixed rates for the security. Your adviser will help you weigh up the options.

How much could I borrow?

The Borrowing power view gives you a guide: lenders typically lend around 4.5 to 5 times your income after regular commitments, and your home-buying budget is that amount plus your deposit. Each lender makes its own detailed affordability and credit checks, so treat it as a starting point rather than an offer.

What costs does the calculator not show?

The calculator focuses on the mortgage itself: monthly payments and the total repayable. Buying a home also involves other costs, such as lender arrangement fees, valuation and legal fees, and possibly stamp duty. Your adviser will set out the full cost picture before you commit to anything.

Do I need a mortgage agreement in principle?

You don’t need one to use the calculator, but an agreement in principle strengthens your position when you make an offer on a property. Once you get your free quote, your adviser can arrange one quickly, usually with only a soft credit check.

What if I already own a home?

If you’re moving, the same calculator works: your deposit is typically the equity from your sale. If you’re staying put and just want a better deal on your current mortgage, use our remortgage calculator instead.

Do I have to get a mortgage after using the calculator?

No. The calculator is completely free and carries no obligation. You can run as many scenarios as you like. If you decide to take the next step, you can get a free personalised quote, but there is no pressure to do so.

Representative Example (Residential Mortgage)

A repayment mortgage of £200,000 payable over 25 years on a fixed rate of 4.59% for 2 years, then reverting to the lender's standard variable rate of 7.99%, would require 24 monthly payments of £1,113.40 followed by 276 monthly payments of £1,458.29. The total amount payable would be £430,208.84 made up of the loan amount plus interest of £229,508.84 and fees of £700. The overall cost for comparison is 7.8% APRC representative. This means 51% or more of customers receive this rate or better for this type of product.
