How accurate is this calculator?
The calculator uses live rates from real lenders, so the figures are a strong indication of what’s available. Your actual rate will depend on your individual circumstances, including your credit history, income, deposit size, and the property itself. Are these real, live rates?
Yes. The Live Rates view shows mortgage plans from our lender panel’s live feed, the same data our advisers work from, sorted with the lowest rate first. Rates change regularly, and the deal you qualify for depends on your circumstances.
How much deposit do I need?
Most lenders require a minimum of 5% of the property price as a deposit, though 10% or more will typically unlock better rates. The more you can put down, the lower your loan-to-value ratio, which usually means better deals. Try different deposit amounts in the calculator to see how it affects your payments.
Will using the calculator affect my credit score?
No. The calculator does not run any credit checks. It uses the information you enter to estimate payments based on current market rates. Even when you move to the personalised quote stage, Albot uses a soft search that does not appear on your credit file.
Should I choose a fixed or variable rate?
Fixed rates give you certainty: your payments stay the same for a set period (usually 2 or 5 years), making budgeting easier. Variable and tracker rates can be lower initially but may go up or down with market changes. Most first-time buyers and home movers choose fixed rates for the security. How much could I borrow?
The Borrowing power view gives you a guide: lenders typically lend around 4.5 to 5 times your income after regular commitments, and your home-buying budget is that amount plus your deposit. Each lender makes its own detailed affordability and credit checks, so treat it as a starting point rather than an offer.
What costs does the calculator not show?
The calculator focuses on the mortgage itself: monthly payments and the total repayable. Buying a home also involves other costs, such as lender arrangement fees, valuation and legal fees, and possibly stamp duty. Your adviser will set out the full cost picture before you commit to anything.
Do I need a mortgage agreement in principle?
You don’t need one to use the calculator, but an agreement in principle strengthens your position when you make an offer on a property. Once you get your free quote, your adviser can arrange one quickly, usually with only a soft credit check.
What if I already own a home?
If you’re moving, the same calculator works: your deposit is typically the equity from your sale. If you’re staying put and just want a better deal on your current mortgage, use our remortgage calculator instead.
